Thinking of Selling Your Home?

Thinking of Selling Your Home?

You need an Experienced Professional in your corner.

It doesn't happen often at all, but once in a while a home owner will try to sell by owner. Did you know that homes listed by owner usually sell for less price and are on the market longer than if listed with a Real Estate Agent? There are various reasons why that is, but some buyers also expect a home to be priced lower if not listed on the MLS.

Additionally, Real estate agents are trained and experienced in negotiation and, in most cases, the seller is not. Experienced Agents likes ourselves do this day in and day out. There are many variables - and details that are important in a transaction. Often times, we are contacted after a home has sat on the market, to list and it sells quickly after we list. Sellers are happy, because in most cases, they didn't have to make another mortgage payment while it sat on the market with little-to-no buyer traffic.

Here is a list of just some of the people with whom the seller must be prepared to negotiate with:
The buyer who wants the best deal possible
The buyer’s agent who solely represents the best interests of the buyer
The buyer’s attorney (in some parts of the country)
The home inspection companies, which work for the buyer and will almost always find some problems with the house
The termite company if there are challenges
The buyer’s lender if the structure of the mortgage requires the sellers’ participation
The appraiser if there is a question of value
The title company if there are challenges with certificates of occupancy (CO) or other permits
The town or municipality if you need to get the CO permits mentioned above
The buyer’s buyer in case there are challenges with the house your buyer is selling

In addition, meeting the buyers for any showings, knowing experienced real estate attorneys and other professionals for any tasks (roofer, window repair, tuckpointing, waterproofing, radon tester, to name a few). Many sellers are overwhelmed by the home selling and buying process and feel they get in above their head trying themselves or with a non-full service Agency.

Bottom Line

The percentage of sellers who have hired experienced, professional, full-service real estate agents to sell their homes has increased steadily over the last 20 years. Meet with a professional in your local market to see the difference that he or she can make in easing the selling process for you.
